When choosing a Realtor in St Louis you can and should expect them to do a full market analysis on your home to do determine its value and value range. It helps to understand the process for yourself so that you can better assist your agent in placing the best price on your home.
First, your agent will complete a CMA, which is a Competitive Market Analysis that compares your home to active, pending and sold listings in your area. Remember that you must compare apples to oranges meaning you do not look at ranch sales if you have a 2 story. This CMA will give you average prices, days on market and percentage of list price to sale price.
Next, your realtor will consider market conditions. Are prices on the rise, stable, are falling, and what are the reasons for these trends. If you want to sell quickly you must consider being a bit more aggressive on your price.
And finally, your agent should look at your home as it compares to others in regard to the location, lot and condition. This is critical in your home sale. Your agent should walk through your home with you and recommend making adjustments to the decor in order to have your home staged properly in order to maximize your sale.
