After writing contracts for buyers in the St. Louis area for the past 25 years, I have found a few things remain consistant in any market.
1. Write a strong offer.
Not necessarily one that is a strong on price but one that the seller thinks will close if you do come to an agreement on price. You can do this by adding earnest money, or waiving the financing contingency (if you are pre-qualified) or finding out when the seller wants to move, and closing that date. All of these things may help you get the price you want.
2. Inspect the home with an experienced inspector.
Your St. Louis real estate agent will know a good "ASHI" inspector. This process will educate you on what you are buying. Not only can you ask for some repairs but you can spend a few hours with an expert learning about the home and some inside information on the care of the home.
3. Use and experienced agent.
Just like a doctor, lawyer or car mechanic, the more you do something the more more experiences that you have had, the better you are at the process. Knowing the market, the contract and the process helps you get a better home at a better price and with the right agent, makes your stress level much lower.
