St Louis relocation and home buying.

If you are moving to St Louis you most likely iwth have a real estate agent in St Louis to help you. One of the most important aspects of buying home in St Louis or any other city is the inspection process.

An experienced agent should know the process very well and help you through the details.

Some important factors to remember are:

Have an ASHI inspector do the inspection: American Society of Home Inspections.

Stay in your time limit. St. Louis real estate contract states that you have 10 days to complete you inspections and present your findings to the seller.

Stick with the main issues. Your trying to find out if the home is structurally sound and free of major issues. No home is perfect but you want it to be safe and built soundly.

Utilize your realtor in St. Louis for questions and concerns. We know the ASHI inspectors that you can select and good contractors to help you get your home in great condition.

My Favorite neighborhoods.

After spending the last 25 years representing relocating buyers to St. Louis I have found many neighborhoods that are appealing to the new St. Louis homeowners. Here are just a few of them.

The University City Loop - Washington University:

A great place for daytime and evening events this eclectic area is beaming with action from the shops, bars and restaraunts. There is also a great venue called the Pageant theatre and the famous Blueberry Hill bar and grill. Lots of students form the Washington University Campus frequent the area.

The Hill - Italian food and shops:

Just a great place to meander throught he streets and taste the flavor of Italy! From the famous Rigazzi's pasta, pizza and beer served in a large "fishbowl" mug to the great flavors of Zia's and the boche ball courts and several local establishments.

Wildwood Town Center,  new restaraunts, food and trails:

If you are looking to be out of the city and into the woods try the Wildwood area. Great new bars, beautiful trails and parks and a lot of space to walk ride and enjoy the open space.

There are many fine neighborhoods in and around St. Louis and these are just a small sample. Great time for first time buyers !!

Wow, in my 27 years of selling homes I have never seen such a great opportuniy for the 1st time buyer in St. Louis or St Louis County.

A few points to consider when buying a home for the first time buyer:

1. Low interest rates - get a lender name from your real estate agent in St Louis to make sure you have a reputable and reliable lender. This helps you get the best rate and service.

2. Low home prices - in Ballwin, Ladue, Brentwood, Glendale, Kinkwood,Wildwood or any St Louis neighborhood you are getting a discount on your home purchase. Have your St. Louis Realtor compare prices and show you the price reductions.

3. Down payment - NO !! You do not need 20% or even 10% down. You can buy with as little as 3.5% down if you have good credit. Cash needed, we can get the seller to pay your closing costs.

4. Timing - you can't time the market perfectly so buy when the market and rates are very low which they are right now.

5. St. Louis real estate agents - buyers should pick an agent that has experience, is with a nationally recognized company and has a good web site  that is easy to work with and can show you all the steps to owning and buying a home.

Moving to St. Louis, what St. Louis relocation buyers need to know:

School has started for all public districts and most private schools in St. Louis. There are many school and school districts spread across ths St. Louis area such asd Rockwood and Parkway School Districts in the far west, Mehlville, Oakville and Lindbergh in the south and Hazelwood in the north. Centrally located is Clayton and Ladue School Districts.

Homes are starting to sell a bit better now that summer is ending and interest rates in the St. Louis and nationwide are at 30 year lows. A 30 year fixed rate in the 4.3 range and a 15 year fixed in the 3.75 range!

There is a good inventory of low, mid and high priced homes now on the market to choose from. Great deals are being make with the combination of lower prices and low interest rates.
